When we first discovered Le Marche in 2004, all we had was a dream. Now, 20 years later, we have a property portfolio that consists of 6 stunning homes, three of which have re-sale availability, but all of which have been through a transformative restoration process to ensure future owners receive a quality product that reflects the preparation, time and effort that went into the build. 

We have learned many valuable lessons during our Appassionata journey, but we’re proud to say that we are now completely confident in our ability to create homes that make the most of their surroundings, don’t sacrifice comfort for luxury and, most importantly, have the Appassionata seal of approval.

Villa Veneto 

The Story Behind the Home: 

We had always dreamt of finding and restoring a liberty villa and there it was: a historic and elegant house dating back to the 1930s, it was owned by the first wife of Diego della Valle, the creator of the luxury brands Tods, Hogan and Fay, all based in Le Marche.

It is the perfect-sized property, with amazing outside space in a lovely town and only 5 minutes to the beach, so we were extremely excited to put our stamp on this home that already had such potential.

Our Favourite Features: 

  • Hand-built Italian kitchen with Okite work surface and Ilve appliances.

  • Double doors lead to the large open living space with an Italian marble fireplace and parquet floor.

  • 3 terraces: one off the master bedroom with an outdoor dining area, BBQ and sun loungers, one with a jacuzzi spa and spectacular 360º views of the sea, mountains and surrounding countryside and one off the 3rd bedroom.

Il Riposo

The Story Behind the Home: 

Usually when choosing a home, you have to sacrifice either space or location, so we were incredibly excited to find the 2260 ft² space that would eventually become Il Riposo. 

Situated in the medieval hamlet of Patrignone on a quiet cobbled street, we knew this home would be the perfect way to allow our homeowners to fully immerse themselves in all that Italy has to offer, especially being situated in a famous historic artists colony.

Our Favourite Features: 

  • Four spacious double bedrooms, perfect for families.

  • Il Riposo ("The Retreat") earned its title due to its idyllic location and luxurious amenities like its walled garden and outdoor swimming pool.

  • This three-story, centrally located townhouse features multiple open-plan living spaces that make use of every inch of this home.

“The houses themselves are exquisite, beautifully finished and furnished. The property that we invested in, Il Riposo, is all those things but most importantly it works wonderfully as a place to live. 

So, was it a good choice? I think that we can say it is one of the best choices we have ever made. The house is our second home now, we feel like locals in our borgo and are accepted as such ( in spite of our still pigeon Italian). Going to our favourite restaurant here the frizzante arrives without asking or being trusted to pay later at the local tennis bubble makes you feel at home.”

Casa Tre Archi 

The Story Behind the Home: 

Petritoli has had a very special place in our hearts ever since our first visit. So, when this property came on the market we just knew that we had to have it. 

Blending into the very fabric of this beautiful town, the house adjoins the landmark ‘Three Arches’ which dramatically form the entrance to the village. The beauty of which benefits Casa Tre Archi, as one of the famous curved turrets forms the home's living room wall.

  • Cosy snug and dining area perfect for relaxed evenings in.
