An elegant and spacious apartment created out of the vaulted cellars of Palazzo Scarsini. Situated a 2 minute walk from the centre of the historic town of Petritoli, which has just been added to the list of Italy's most beautiful villages - ‘I Borghi più Belli d'Italia’. Offering over 85 m²/915 ft² of open plan living and just a short drive from the coast and mountains.

This stunning Le Marche apartment has been fully renovated, where the original brick vaults and walls have been professionally sand blasted, renovated and repointed. The end result is a warm, honey soft colour, exuding history and beautifully married up with the well balanced and complimentary lighting. There are so many interesting and unique features that you will lose yourself in discovering them and wonder how and when they were created.

We have created an amazing king size bedroom out of the old medieval vaulted cistern and below the circular brick opening that the water bucket was lowered from. This quirky and unique space is a joy to sleep in and has beautiful views to the south over the rolling hills. The most impressive vault frames the large living room, a great place to relax or entertain. Whenever possible we like to create an open plan kitchen and dining area, we don’t disappoint here, especially as the area is flooded with light from the large south facing window. When open, this window almost creates the feeling of eating outdoors, the views certainly do. The modern kitchen is fully equipped with fridge, oven, hob and dishwasher. The combination washer/dryer is also located in the kitchen units.

The bathroom is beautiful, the large wooden beams that form the ceiling show signs of tarnish that reflect the fact this room was once where the copper still was positioned to make the illicit ‘mistra’, a local digestivo that is available in most local homes and bars. The bathroom has a large walk in shower, with walls lined in the elegant, and waterproof, Venetian plaster. The beautiful porcelain basin and wc complement the warmth of the brick and wooden beams. There is also a full dressing room and owners storage area off the living room area.

The home is well served by underfloor heating, plus radiators in the bedroom, entrance hall and bathroom. Full wifi is available, plus cable TV and a DVD player.

We continue to make improvements to the property, the plan is to add air-conditioning, a larger dressing room (with the potential for a sofa bed), a larger fridge-freezer, an outside seating/dining area, and hopefully, a stuffa fireplace. We aim to have the property ready for occupation by the end of July 2025.

Available for viewing now.

We are also making further improvements to the residency calendar for this property. Giving more flexibility and the opportunity to book longer residency periods together.

*All our prices are subject to regular review and will increase over time, normally after every two shares are sold. The purchase can be made in other currencies, subject to an agreed conversion rate.

Petritoli - ‘Balcone sulla Valdaso’

Living in the centre of a medieval village in Italy is a wonderful way to fully immerse yourself in everyday Italian living.  Petritoli is home to approximately 2500 inhabitants, including a number of frazione (smaller hamlets).

Four churches, a restored Civic Tower (with viewing terrace), a tiny theatre and the ‘Tre Archi’ - Three Arches, anchored by 15th century turrets, form the elegant entrance to the village. The day begins with the elderly inhabitants meandering to morning mass, beckoned by the church bells. The local cafes, busy with people grabbing their early morning coffee and pastry before work, the sound of shutters opening, the start of another day. This local village is famous for its vibrancy, large selection of bars and restaurants, and as an international wedding venue. Please see the photos and videos below.

The four bars/cafes in the village offering different experiences, from the hustle and bustle of Bar Gelateria Tre Archi, home to amazing artisan-made ice cream, perfect for morning coffee and pastries, and a welcoming bar with lovely aperitivi. A great venue for live music. Fanny’s Bar, where you can while away the long summer evenings in their lovely garden. Oppure Brewery - a new birrificio recently opened in the village, serving a delicious range of locally brewed beers. Botega Vitali is the brain child of Antonietta Vitali, a chef/journalist as a way of bringing local produce and home baked goods to the people of Petritoli, she often hosts different chefs to cook lunch, is a great spot for coffee and cake, or an early evening aperitivo and a snack.

The local shop owners get to know you by name and greet you warmly on your return ….the local produce from the surrounding valleys is a real treat for those who love to cook with fresh ingredients. There are two small supermarkets in the village, a bakers, fishmongers, pharmacy, numerous art galleries/shops, handmade shoe shop, gas station, police station, local medical centre and tabaccharia.

There are four highly regarded restaurants (Ristorante Re Squarchio, Enoteca Antisociale, Osteria della Cornacchia & Ristorante Roma) and a Pizzeria ‘Girasole’, all within easy walking distance of Le Votle Apartment. The quality of the Petritoli restaurants is remarkable for such a small community but not surprising when you consider Italians love their food.

The local theatre, Teatro dell’Iride, offers a rare treat for lovers of opera, live theatre and international music competitions. It has been carefully restored over the years and has recently become an international venue for weddings.

Enjoy the numerous local festivals, museums and markets or just sit in the Piazza sipping a glass of Prosecco watching the world go by.

Palazzo Scarsini is situated in the centre of this medieval village, on top of a panoramic hill, 350m above sea level, benefiting from amazing views to the Adriatic Sea and Sibillini mountains.

Due to this position overlooking the Valdaso valley, Petritoli is referred to as the ‘Balcone sulla Valdaso’  - the Balcony over the Aso valley!
